Design and Build Auckland

Let us do it all – design and build

3C Homes can take care of the full design and build process takes the stress out of your new home journey. While Kiwis love a bit of DIY, allowing 3C Homes to manage the entire process means accessing bulk rates for materials, efficient management of tradies and ultimately a cost-effective, quality home.

Our team of experienced experts will take care of all the tricky bits along the way, keep you informed when it counts and leave you to enjoy the adventure.

Step 1

You are on your way to convert your dream home into a reality. Just by contacting us you’ve achieved the first step!

Step 2

We will come back to you within three working days with some more design specific queries so we can gain a thorough understanding of your new home needs and wants.

Step 3

You’ll be sent a questionnaire which we’ll go through together at our first site meeting to develop a design brief. This design brief will incorporate your desired spaces and visual references. Your designer will assess the site constraints and discuss the build budget. This background information will create the basis for the design of your home. At this time, we’ll get an understanding of your site and any considerations needed to turn your project into reality.

Step 4

We start working on the finer details of the project so we can provide you with a concept best suited to your requirements. You can also choose from our range of existing house plans which are designed with functional creativity and ease of living in mind. We will organise another meeting to share some concepts and estimates as per the information you have given us. At this point, we will also explain any complex terms, so you feel confident about your decision. If you make a selection from our proposed plans, we can give you a costing estimate and move to the design development stage. This can take up to 7 working days.

Step 5

Should you find a concept that ticks the boxes but requires further customisation, we will work on this during our concepting phase. The concept design is developed based on your design brief and site assessment, where we’ll take into account things like orientation to the sun, views that need to be framed, prevailing winds to be protected against, and neighbours to be respected. At this stage your designer will prepare floorplans and external architectural renders for your new home along with an indication as to how this will be situated on your site.

Step 6

Working with your home consultant and designer, material finishes, and product selections will be incorporated into developed designs and specifications. We work on every small detail, so we can provide you an accurate estimate and detailed action plan of the project. We will organise another meeting to go through this in detail. We provide you a detailed action plan which will be a part of our contract if you decide to go with us.
The detailed action plan will consist of the following
Detail Costings
Timelines
Full scope of work
This can take up to 10 working days.

We understand you’re likely to be shopping around. We request the opportunity to do a fair comparison of our action plan with other quotes you may have received so we can help you accurately compare them. We assist you in this process to enable you to make a confident and informed decision.

Step 7

You accept the detailed action plan and agree to a construction start date. Please be advised we need a minimum of three weeks to start the construction after consent is granted.
This detailed action plan forms the basis of our contract. Time to sign the contract and open the Champagne!

Step 8

The consenting process is probably the least glamorous part of the design process, but is in many ways one of the most important. A well thought out design with detailed plans helps streamline the consenting and construction process. Consulting engineers, surveyors, planners and other specialists will be required to advise on the project in preparation of the Building and Resource Consent applications. In addition to the design team, 3C Homes have partnerships with a dedicated team of architectural technicians and a project coordinator that will work with the council processors to take your project through the consenting process. This detailed action plan forms the basis of our contract. Time to sign the contract and open the Champagne!

Step 9

At this stage we will introduce you to your project delivery management team. The construction of your new home will be looked after by a dedicated project manager throughout the project.

Step 10

We begin construction at the agreed date. You will receive monthly updates from our project delivery director and you should expect a courtesy call from the customer experience team, too. Our team works as per our thorough 787 points quality checklist. We aim to organise final inspections and CCC lodgment as soon as your new home is completed

Step 11

Your new home is ready. To ensure complete satisfaction we organise a Client Satisfaction Walkthrough with your project delivery manager and project delivery director. This is your opportunity to make sure you’re 100% satisfied with your completed project.
