1. The Builder Asks for More Money Than Agreed
A low initial price can quickly become expensive if the builder continually asks for additional payments. Before signing, understand exactly what is included in the price, what is excluded and how variations will be handled.
A clear scope and properly documented contract should provide certainty from the beginning.
2. The Builder Stops Responding or Leaves the Project
One of the most stressful situations is having a builder disappear halfway through construction. The project is left incomplete, trades need to be reorganised and additional costs can quickly accumulate.
Ask about the builder’s experience, financial stability, project management process and track record before committing.
3. Inexperienced Builders
Building involves far more than putting up walls. Consenting, engineering, procurement, subcontractor management, inspections, scheduling and quality control all need to work together.
Experience matters—particularly when you’re undertaking a complex new build or development.
4. Poor Construction Quality

When will the project be completed? Who is responsible for managing the programme? What happens if the project is delayed?

A reputable builder should be transparent about what guarantees and protections are available with your build.

8. No Proper Contract
Never rely on a handshake, email conversation or a simple quotation for a major construction project.

- The agreed price

- Variations
- Allowances and provisional sums
- Responsibilities of each party
- Quality and specifications

9. Poor or Incomplete Detailing
A project can look straightforward on paper but become complicated during construction if the design and specifications haven’t been properly coordinated.

Comparing builders purely on the headline price can be a costly mistake.
